Wellington Estate Sales was founded by Michelle Wellington and Denise Godknecht, who bring more than 30 years of combined experience across real estate, resale, design, and high-level client service.
Through that experience, we recognized a clear gap in the traditional estate sale process. Too often, sales are approached as simple liquidation rather than as an important part of preparing a home, protecting the value of its contents, and helping a family move forward.
We offer a more organized, design-conscious, and value focused approach. We understand how thoughtful presentation, accurate pricing, and careful staging can directly affect the success of a sale. We also understand that downsizing, relocation, and other major life transitions, can be deeply overwhelming.
Our role is to make the process as seamless as possible. We handle every detail with discretion, professionalism, and respect for the home and the people behind it. Our goal is not simply to conduct a sale, it is to maximize value, prepare the property for its next chapter, and give our clients the clarity and confidence to move forward.

Wellington Estate Sales specializes in managing estate sales from start to finish. Our team ensures a seamless process, maximizing value for our clients and providing professional service every step of the way. We offer additional services: Custom Content Removal, Cleaning Services, Donation, and other custom offerings. Our goal is to seamlessly transition our client to their next chapter while providing realtors with a home ready for market quickly and thoughtfully.

Wellington Estate Sales is an estate sales company that specializes in organizing and conducting estate sales for clients who are downsizing, moving, or dealing with the estate of a loved one.
Please remove or clearly identify everything you and your family intend to keep, including personal documents, photographs, medications, jewelry, heirlooms, financial records, and items promised to others.
Once the final walk trough is completed, everything remaining will be considered available for Wellington Estate Sales to evaluate and manage unless specifically excluded in writing.
No. Your primary responsibility is to identify what you are keeping.
Wellington Estate Sales can evaluate the remaining contents and determine what is appropriate for the estate sale, donation, specialty placement, removal or disposal.
Please avoid throwing things away before we have evaluated the property.
Items that appear ordinary or outdated may still have resale value. We prefer to assess the contents before large-scale disposal begins.
Obvious household trash, spoiled food, hazardous materials, and unusable debris may be removed when necessary.
Wellington Estate Sales must retain pricing authority in order to conduct the sale effectively.
We are happy to discuss unusual, valuable, or especially important items before the sale. However, individual approval of every price would make preparation and sale management impractical.
No estate sale guarantees that every item will sell.
Buyer demand, condition, price, location, weather, competing sales, access, and the nature of the inventory can all affect results.
Remaining items will be handled according to the post-sale services authorized by the client.
Preparation time depends on:
A typical home may require several preparation days. Large, heavily cluttered, or hoarded properties may require significantly more time.
No. Clients and family members are generally asked not to remain at the property during sorting, pricing, staging, photography and preparation.
This allows our team to work efficiently, maintain accurate inventory, and create a professional presentation.
No. Clients and family members may not attend the sale.
Estate sales can be emotional, and owners may find it difficult to watch buyers handle or negotiate over personal belongings. Their presence can also make customers uncomfortable and create confusion over pricing and authority.
Depending on the agreement, remaining items may be:
The selected option should be confirmed before the sale begins.
When the client selects our complete transition services, our goal is to return the property cleared and ready for its next stage.
Depending on the home, additional repair, landscaping, maintenance, deep cleaning, pest control, or contractor work may still be needed.
No. We cannot guarantee attendance, gross sales, the sale of any specific item, or a particular financial result.
We do commit to professional preparation, informed pricing, strategic presentation, marketing, and careful sale management.
